Navigator Consulting Seeks 1,200–2,000 sqm Hotel Property in Central Athens

Navigator Consulting announces an open search for a 1,200–2,000 square metre building in Athens, suitable for boutique hotel development or acquisition. The firm is acting on behalf of an international family office with an active mandate to complete a transaction by early 2026.
Navigator Consulting is evaluating two categories of property:
Operating hotels with a minimum of 40 rooms, or
Existing buildings suitable for conversion into hotels of 40–50 rooms or more, ideally with larger room footprints (i.e. 30 sqm+).
The firm is particularly interested in listed or historic buildings, or architecturally unique properties located in Kolonaki, Syntagma, Plaka, Monastiraki, Thissio, or equivalent central districts. Properties with views of the Acropolis, sea, or distinctive Athenian landmarks will be given priority consideration.
In particular, we seek buildings or hotels offering the following features:
Unique architectural or experiential characteristics, such as rooftop restaurants or terraces;
Space for a high-end restaurant and bar, with a minimum of 350+ sqm, including kitchen facilities;
Space for a fitness centre, spa, or gym, with a minimum of 200+ sqm;
Parking arrangements, including valet parking or equivalent facilities.
For each property, Navigator Consulting requires a complete due diligence file, including:
Building layouts and floorplans
National cadastre registration
Clear ownership titles
Relevant building permits, energy efficiency certification, tax payment certificates, and supporting documentation
If the hotel is active, then we will need to see operating indicators from the past three years, i.e. occupancy, ADR, room income, non-room income and financial statements.
