Rapid Hotel Investment Review:
190-room 4* Hotel in Rhodes, Greece

Navigator Consulting completed a Rapid Hotel Investment Review for the sale of an operating 190 room, 4* seafront hotel in Rhodes. The hotel had been operating for over 20 years and was in good operating condition, apart from a few specific issues that needed improvement. Our Investment Review facilitate the investment valuation and sales position of the hotel property.

The Rapid Hotel Investment Review is a preliminary commercial, operational and financial assessment prepared for the internal decision making of the commissioning client. It does not constitute vendor due diligence, acquisition due diligence, a formal valuation or an assurance opinion, and should not be relied upon by third parties.

Resort Hotel Investment in Rhodes

Rhodes is one of Greece’s most established international tourism destinations. Its hotel market includes large beachfront resorts serving tour operator and online travel agency demand, alongside boutique hotels, independent accommodation, tourism villas and short term rental properties.

The island attracts visitors from major European and international markets, supported by its beaches, cultural heritage and established tourism infrastructure. Rhodes Old Town is a UNESCO World Heritage Site, while Lindos and other coastal destinations generate substantial demand from overnight visitors, cruise passengers and day tourists.

The scale of the market creates significant opportunities for established resort hotels. It also produces strong competition, seasonal operating patterns and continuing pressure to renovate, reposition and increase average daily rates. Moreover, unless a clear marketing and guest relations strategy is followed, most customers will come from tour operators and OTAs, creating significant pricing pressure and commission expenses for any hotel operator.

Investment Context

Navigator was appointed to support the proposed sale of a family owned hotel located on a strategic beachfront site within the coastal corridor connecting Rhodes International Airport and Rhodes town. The sales decision reflected changes in family ownership and future management requirements.

The Rapid Hotel Investment Review provided a focused commercial, operational and financial assessment of the hotel and its future investment potential. Based on the available documentation, hotel operating information, site observations and selected market benchmarks, Navigator assessed the principal assumptions supporting the proposed sale and turnaround strategy.

Property & Hotel Product

  • Detailed hotel and site assessment

  • Review of the existing hotel facilities and accommodation product

  • Review of available zoning and building cadastre information

  • Initial assessment of renovation and repositioning requirements

  • Identification of opportunities to strengthen the beachfront hotel proposition

  • Review of the hotel’s location within the wider Rhodes resort market

  • Analysis of available historical guest arrivals and revenue

  • Historical seasonality assessment

  • Average Daily Rate and yield analysis

  • Selected competitor and market benchmarking

  • Assessment of opportunities to extend the operating season and increase ADR

Operating & Investment Assumptions

  • Review of available historical operating performance

  • Assessment of the principal hotel revenue and expenditure assumptions

  • Development of capital expenditure requirements for renovation

  • Consideration of refurbishment and product improvement priorities

  • Assessment of the relationship between renovation expenditure, positioning and future hotel performance

Financial & Turnaround Planning

  • Analysis of historical hotel performance

  • Development of a five year turnaround framework

  • Revised seasonality, occupancy and pricing assumptions

  • Assessment of future revenue and operating performance

  • Consideration of alternative investment and repositioning scenarios

  • Development of an indicative basis for hotel valuation and investor discussions

Repositioning & Investment Strategy

The investment strategy focused on the relationship between the hotel’s established beachfront location, its renovation requirements and its potential to achieve stronger future operating performance.

Navigator developed a five year turnaround framework based on:

  • Renovation and improvement of the hotel product

  • Stronger positioning within the Rhodes beachfront resort market

  • Progressive increases in Average Daily Rate

  • Extension of the effective operating season

  • Improved revenue and yield management

  • Alignment of capital expenditure with future operating returns

  • Development of a clearer investment proposition for prospective purchasers

The analysis enabled the presentation of the hotel as an operating tourism business with identifiable repositioning potential, rather than relying solely on its existing property, location and historical performance.

Outcome

The Rapid Hotel Investment Review provided the sale team a more structured basis for evaluating the proposed sale, establishing renovation requirements and presenting the property’s future investment potential. The historical analysis, capital expenditure assessment and five year turnaround framework supported the development of a more credible valuation rationale and hotel repositioning strategy.
