Integrated Island Resort and Property Development Feasibility Study
Navigator developed a feasibility study and investment model for an integrated tourism and property development on an island in the Cyclades chain in the Aegean Sea.
The proposed € 465 million development covered approximately 800,000 m² of seafront land, with around 2,500 metres of coastline and two sandy beaches. The concept combined luxury villas, a boutique seafront hotel, a marina, restaurants, leisure facilities and specialist retail within a sustainably planned island resort.
Development Context
The site presented an opportunity to create an integrated tourism destination combining hospitality operations with residential property development and managed villa rentals. The development strategy needed to balance several commercial objectives:

What We Did

The concept connected the residential property offer with the hotel and resort operations. Villa owners would benefit from professional management, maintenance and access to resort facilities, while the hotel operator could expand its accommodation capacity through selected managed villas.
Property Sales, Leaseback and Managed Rentals
Navigator developed a hybrid property and tourism income model combining capital receipts with recurring operating revenue. The investment model included:
