Navigator Consulting completed a Rapid Hotel Investment Review for the sale of an operating 80 room, 3* seafront hotel in Sithonia, located in Halkidiki, northern Greece. The hotel had been operating for over 30 years and was in relatively good operating condition. A renovation and upgrade was necessary. Our Hotel Investment Review facilitated the investment valuation and sales position of the hotel property.

Beachfront Hotel Investment in Sithonia

Sithonia is a major leisure tourism destination within Halkidiki, combining extensive beaches, established resort areas and strong seasonal demand from Greece and international source markets.

The hotel occupies an 18,000 square metre beachfront site landscaped with olive trees, pine trees and gardens. Its nine buildings provide approximately 2,700 square metres of existing accommodation and common areas.

The property was offered for sale with an asking price of € 6.25 million, which was highly competitive despite the renovation requirements and short tourist season. 

Hotel Product & Facilities

The hotel operated from May to October and reported occupancy of approximately 72%. Its guests originated from Greece, other European countries and Russia, with a significant proportion of demand generated through signed tour operator agreements.

The existing hotel product included:

  • 50 double rooms

  • 30 studios

  • 80 rooms in total

  • Main swimming pool and separate children’s pool

  • Restaurant and reception area

  • Extensive landscaped gardens

  • Direct access to a sandy beach

  • Guest parking

  • Tennis court requiring resurfacing

  • Pool and sea views

  • Outdoor veranda overlooking the swimming pool and sea

 

The property also had an unused building coefficient of approximately 1,000 square metres. Based on the information available, this offered the potential to develop approximately 40 additional rooms or 100 beds, subject to planning, architectural and technical confirmation.

Investment Context

Navigator was appointed to review the hotel investment proposition and support the owner’s proposed sale. The assignment examined the relationship between the € 6.25 million asking price, the existing hotel operation, the underlying beachfront property and the potential for future expansion and repositioning.

The hotel had an established operating history and tour operator contracts. Its principal strategic challenge was its dependence on a seasonal, tour operator dominated business model, which limited pricing flexibility and increased exposure to a relatively concentrated distribution structure.

Principal Findings & Recommendations

 

The review identified several important strengths:

  • Direct access to a sandy beach

  • An established 80 room hotel operation

  • Swimming pools, restaurant and landscaped gardens

  • Existing tour operator relationships

  • Potential unused development capacity

  • Opportunity to upgrade and reposition the property

 

The hotel’s existing reliance on tour operator business nevertheless created a strategic limitation. Navigator recommended evaluating a broader customer and distribution strategy combining tour operator relationships with direct bookings, online marketing and a more diversified international guest profile.

 

The proposed investment also required consideration of:

  • Renovation and upgrading costs

  • Requirements for achieving 4 star standards

  • Resurfacing and improvement of leisure facilities

  • Capital requirements for additional accommodation

  • Planning and technical confirmation of the unused building coefficient

  • The effect of expansion and repositioning on hotel value and investment returns

 

Outcome

The Rapid Hotel Investment Review gave the hotel owner a more structured basis for presenting the property to prospective investors and assessing the € 6.25 million asking price.

The review clarified the relationship between the existing hotel operation, the underlying beachfront property, the unused development capacity and the additional investment required for expansion and 4 star repositioning. It also identified the need to diversify the hotel’s tour operator dependent business model and develop a more resilient, higher value tourism proposition.
